Instalments or Full Payment? How the 20% Discount Works in Faisal Town Phase 2

Faisal Town Phase 2 gives buyers two ways to pay for a plot: a 25% to 35% down payment followed by instalments (36 monthly, or quarterly for overseas buyers), or full payment up front with a discount of up to 20%. For Sector O commercial plots the full-payment discount is 20% for overseas Pakistanis and 15% for local buyers. Here is how to decide between them.

What the discount is worth

A 20% discount means you pay PKR 800,000 for every PKR 1,000,000 of plot price. Put the other way round, paying in full lets every rupee you pay buy 1.25 rupees of plot — a 25% gain on the cash you hand over, locked in on the day you pay.

The instalment buyer pays the full price, but spreads it out: after the down payment, the rest is paid over roughly three years. That money can stay in a bank account or another investment in the meantime.

A simple way to compare

Ask yourself: could the money you would otherwise pay up front earn more than the discount over the instalment period? Because the instalment balance is paid gradually, on average your money stays with you for only about half of the 36 months. To beat a 20% discount, your alternative would need to earn well over 20% across that time after tax — which most savings products do not. If you have the cash and no better use for it, full payment usually wins on cost.

When instalments make more sense

  • You do not have the full amount. Instalments let you secure a plot at today's price with 25%–35% now and the rest from your monthly income.
  • You want to keep a cash reserve. Tying up all your savings in one plot leaves you exposed if you need money for something else.
  • You are overseas. Quarterly instalments fit the way many overseas families send money home. See booking from abroad.
  • You want to buy more than one plot. The same cash can cover down payments on two plots instead of paying for one in full — at the cost of larger combined instalments.

When full payment makes more sense

  • You already have the money set aside and do not need it for at least the next few years.
  • You want the lowest total cost and no monthly commitment.
  • You are buying a commercial plot and qualify for the 20% (overseas) or 15% (local) discount.

Things to check before you decide

  1. Ask for the exact discount for your block and plot size — "up to 20%" is the maximum.
  2. Check whether the discount applies to the registration fee as well as the plot price.
  3. Ask what happens if you start on instalments and want to pay the remaining balance early.
  4. Whichever option you choose, pay only through official bank channels in the developer's name and keep every receipt. Our booking process page explains each step.

Summary

If you have the cash and no better use for it, full payment is the cheaper way to buy. If paying in full would stretch you, the instalment plan lets you buy now at today's price and keep a safety margin.
