Faisal Town Phase 2: 5 Marla vs 10 Marla — Which Plot Size Is Right for You?

In Faisal Town Phase 2 the "5 Marla" plot is officially a 5.56 Marla plot and the "10 Marla" plot is a 10.89 Marla plot. The larger plot gives you almost twice the land for less than twice the price — but it also needs a bigger down payment and larger instalments. This guide puts the two side by side using the prices on our current price list (October 2026).

How big are 5.56 Marla and 10.89 Marla plots?

The unusual Marla figures come from round plot dimensions, measured with the 225 square foot Marla used in Islamabad and Rawalpindi:

PlotStandard dimensionsArea
5.56 Marla25 × 50 ft1,250 sq ft (≈ 139 sq yd)
10.89 Marla35 × 70 ft2,450 sq ft (≈ 272 sq yd)

So a 10.89 Marla plot has 1.96 times the land of a 5.56 Marla plot, and a 10 ft wider frontage. The exact dimensions of a specific plot are on its allotment documents. See all plot sizes for 8 Marla, 14.22 Marla, 1 Kanal and 2 Kanal.

Price comparison

Both sizes are sold in Sector T and Sector P. On our current price list:

10.89 MarlaPKR 4,850,000PKR 6,590,000
Price ratio (10.89 ÷ 5.56)1.74×1.84×

Cost per square foot

Because the bigger plot costs less than twice as much, you pay less for each square foot of land:

  • Sector T: about PKR 2,232 per sq ft for 5.56 Marla against PKR 1,980 for 10.89 Marla — roughly 11% cheaper per square foot.
  • Sector P: about PKR 2,872 per sq ft for 5.56 Marla against PKR 2,690 for 10.89 Marla — roughly 6% cheaper per square foot.

What you pay up front and every month

Plots are booked with a 25% to 35% down payment and the balance in 36 monthly instalments (quarterly options are available for overseas buyers). As an illustration only — splitting the balance evenly, before registration fees, using Sector T prices:

Sector TDown payment (25%–35%)Balance ÷ 36 months
5.56 Marla — PKR 2,790,000PKR 697,500 – 976,500about PKR 50,000 – 58,000
10.89 Marla — PKR 4,850,000PKR 1,212,500 – 1,697,500about PKR 88,000 – 101,000

The official schedule for your block may split payments differently, so always work from the payment plan you receive at booking. See the payment plan page for the current terms.

Which size should you choose?

Choose 5.56 Marla if…

  • you want the lowest entry price and smallest monthly commitment;
  • you plan a compact family home, or want to hold more than one small plot rather than one large one;
  • you are buying mainly as an investment and want a size that is easy to resell to first-time buyers.

Choose 10.89 Marla if…

  • you will build a family house with more bedrooms, a lawn and parking;
  • you can manage the larger down payment and instalments comfortably;
  • you value the lower cost per square foot and the wider frontage.

Sector T or Sector P?

For both sizes Sector T is the lower-priced option. Sector P (The Caladan Block P) costs more but offers a wider range, up to 2 Kanal and premium 2 Kanal plots. Read our Sector P vs Sector T comparison, or compare every block on the plot prices page.
